The customer requested a proposal for remodeling the master bathroom and south bathroom of the home. Also requested was some work to be performed on the master, middle bedrooms and the "casita". This proposal outlines the work to be performed as requested by the client. The price includes providing all materials for the work EXCEPT the finish items to include: All wall and floor tiles, all lighting fixtures, all plumbing fixtures and trim. We will provide all necessary measurements and information to assist customer or his representatives in ordering the customer provided materials as needed. The client is requesting that certain items be removed and salvage for donation or re-use. All attempts to remove those items without damaging them will be made, however Schuelke Plumbing and Construction will not be held responsible if those items are damaged during the removal process. Given the age of the home, asbestos and lead testing needs to be performed to prevent the risk of spreading
CHANGE ORDER #3-Customer changed the design of the kitchen from its previous footprint. The required moving some plumbing for the stove gas line and dishwasher water line and the vent for the stove hood. He also requested that we move and/or eliminate some of the electrical lines to the right of the stove to accommodate the new layout. These locations were determined by the customer who laid them out on the wall using the set of plans from the cabinet installer.
CHANGE ORDER #2- Customer requested that we remove the existing tile in the primary bedroom and the office. We will also need to prep the foundation once the tile is removed. The customer also requested the we install CUSTOMER supplied tile in the office space.
Customer has a mainline 1.5” leak near backflow that feeds building B. Will need to dig up line and expose leak to provide accurate pricing but explained to Cutsomer I can submit an estimate with a price range of what they will be looking like to get the repair done Dug down and exposed pipe to find a broken pvc male adapter. Removed damaged section and plumbed in with new schedule 80 pvc adapter. Turned water back on and re pressurized system

Upon arrival customers toilet was not filling up with water. Replaced fill valve to address issue. Flushed toilet to make sure everything was working properly and found that toilet was draining slowly. After further inspection I found several small vodka bottles lodged in the drain for toilet. Had to remove toilet to remove bottles. Re set toilet and flushed several times and everything was working properly
Customer wishes to have estimate for complete remodel of matser bathroom, adding shelving to closet. They also wish to have a partial remodel of secondary bathroom.
Performed inspection of possible water damage to drywall and structure surrounding AC unit. Took moisture readings and didn’t see any evidence of moisture still present in walls. Everything appeared to be dry and no water mitigation needing be to done.
Remove a toilet and leave it outside at the back of the house

Performed camera inspection of sewer main via cleanout on exterior wall of kitchen sink. While performing inspection I found several offsets and root intrusions that need to be addressed. First issue was right inside of home by front door and had about a 25’ section with several root intrusions that I recommend replacing via pipe bursting method. After this section customer had a long stretch of ABS drain piping that was in good condition but had one last root intrusion where the ABS and clay pipe met out close to the street at about 6’ deep. Was unable to get camera past this section due to the length of the run and amount of turns. Recommend digging up and performing spot repair on this section. All spots needed that will need to be dug up to perform repairs and pipe bursting are marked and labeled holes 1-4 with tape as well as the depths. Hole 1 is located in the home and is the 3” cast iron to 4” clay transition and has a root intrusion. I recommend pipe bursting from hole 1-3 a
Performed leak detection and found customers cold water line coming from half bathroom/bar sink feeding kitchen sink was leaking under foundation. Due to customer having a leak previously on this line and having a leak on the line that feeds from the kitchen sink to refrigerator that has since been capped off, i recommended performing a re route of both lines. Explained to customer that since we has an island sink we can attempt to feed a 3/8 line through the existing soft copper that runs from the fridge to the sink and connect the feed to the faucet to the 3/8 line. Doing this will avoid having to saw cut and jackhammer approximately 15’ of concrete in order to run a new line. If we are unable to feed the 3/8 line through the copper than we will need to perform the jackhammering. Explained to customer I will send over two estimates. One for performing the re-route and feeding the PEX line inside of the existing copper over to sink, and the other estimate for performing the re route
Will remove and replace the old toilet with a new Kohler Santa Rosa one piece toilet . Removed and disposed of old toilet and installed new Santa Rosa toilet
